  5. I understand you are hoping for that correction, but you dont have to go back very far to see similar climbs and a correction. It was 2008. Unfortunately it didnt correct near the climb and 6 months later prices were climbing again. By February I think we will be back to normal with prices continuing to rise. I could be wrong but no one predicted 2008 either. I just think the market will level off with a slight rise in prices. I always enjoy a balanced market. Good luck to your family, hopefully you find what you are looking for.
  6. Still lots selling above list price, but they are starting to adjust, like they do this time of year, every year.
  7. In the NHL though? It just seems strange to sign Skille, cut Etem and not use Virt in practice. I know it's early, but it just seems like Etem getting cut and keep Virt up is JB and not using Jake in practice is WD.
  8. I don't, but there sure seems to be a butting of heads over Virt. You can tell JB wants him around smashing through people and WD has him as odd man out in practice. I thought this last year as well. Jake gets a bit of the red carpet treatment for being JB first pick and, to me, that seems to bother WD in how he uses Jake. Appearance wise to me.

  10. So Jake makes the team but WD relegates him to the press box? There is a disconnect between JB and WD. Even if its time here while Rodin recovers, Jake needs to be playing.

  12. Not sure what you mean. Each MIC is run by the shareholders and usually an elected official. They can compete (and beat) any number you want. Whether you qualify and if you can convince them to lend to you is a different story. The ones I work with do a lot of deals the banks wonts touch but they also do traditional good quality at going rates. Phone around, there are LOTS out there.
  13. I don't do them myself, but I have clients who have used them and they compared to their personal banks rates. They definitely go after higher interest rates but they can compete quite easily.
  14. No problem, pm me if you like. I can send you a few names. They don't lend to foreign investors.
  15. The interest rates go from competing with the best up to credit card rates. They are similar to a private lender. They can take less than 20% down but every file is different. I handle multiple local MICs foreclosure files, they are all different as it is shareholder money. They are good for self employed individuals.
  16. It just doesnt make sense what they are trying to do. Certain cities in every country are unaffordable for the majority. New York, San Francisco etc. We have Vancouver and Toronto. All these changes continue affect those blue collars. If you make 500k a year, none of these changes really affect you. If you make 75k they are hard to swallow and if you make 45k its much, much worse.
