  1. Actually...the 5th line has stated something to the tune of, but not word for word "I cannot wait until he busts so I can finally see Benning fired" He's been readily hoping he busts to be proven right. Numerous times.
  2. 1 more year in the AHL and call ups due to injuries. It's 1 pre-season game and he needs to be assured to be an important or go to player for a year where he already understands the level of competition. Learn to win and gel with other prospects ready to take the next step. Full time NHL next year. We're in no rush right now. And I would be amused reading 5th lines comments every week
  3. Grad filters can very easily be replicated in lightroom with the grad filter. Usually just a -0.15 with a slight drop in highlights and an increase in contrast or dehaze. But the effect you get from a good CPL (not a cruddy one but a good one) is something so far that even the best digital artists in editing programs haven't been able to replicate
  4. In the Okanagan we have an ongoing joke for us night shooters. It goes "This is the best event we're ever gonna miss" All of the major solar storms, meteor showers, eclipses are blocked out by bad weather and storms, smoke or full moons which drown out the view due to light It's literally been 9 out of 10 events for the last 3 years. This event was the largest since 2006 and we got absolutely laughed at by mother nature for it. Even drove up to Coquihalla to the summit and it was socked in deep with no visible view at 1 am
  5. Sadly if I recall the estimate is 10,000 to 20,000 + units that sit empty due to that. That would alleviate a lot of the issue for sure

CPL and polarizers are great for cloudy days and water You're looking for a Grad Neutral Density for super bright skies which is a filter that is a stop or 2 darker at the top than the bottom which in essence tones down the harshness of the sky while allowing your foreground to still shine through

  8. I agree totally I keep hearing "food down" "gas cheaper" but I am not seeing it. My dollars aren't stretching like they used to and my needs haven't increased.

This increase is only a potential, but coming so closely on the heels of the last one which was the first in over 7 years with a population now owing on average $1.71 in debt servicing for every actual dollar they bring in that is a worrisome trend. This increase was not expected but is now actually anticipated due to the issues in the US and the strength of the canadian economy which is outpacing most expectations. An increase tomorrow and another to end the fiscal year would be almost a full percentage in what would be considered light speed by comparison to the last 7 years. With an estimated 50,000 plus living pay cheque to pay cheque in Canada another increase so soon is a big deal

  17. I think I may or may not be understanding or entirely understanding what you mean Demand in kelowna is as high as it's ever been. Construction is set to shatter records this year for growth. prices are through the roof. If it's taken time to sell a lot or property that has to be a one off because (while seasonal) the agents I work with are all having record seasons and after I shoot their units they hit the market and usually don't last longer than 10 days. Kelowna is absolutely ludicrous to try to purchase in right now
  18. ?? Actually one of the fastest growing cities in canada for units built and cost increases. Kelowna is so wildly overpriced it's ridiculous. It's actually seeing what happened in Surrey in the 80's and 90's happening to it right now Since they opened the Mission area for development and Rutlands grandfathered ALR lots are now slated for development they can add almost 250k to the population over the next 20 years. it's going to grow and it's going to grow badly with massive infrastructure failures if it grows at this present rate including sewer and water as well as road systems hospital issues and lack of schools If anything kelownas biggest issue is it is facing to much demand moving forward.

The 2016/17 public accounts released earlier this week recorded a $2.7 billion surplus. Real estate revenue accounted for a big part of that high number, largely due to a 32 per cent growth in the Property Transfer Tax revenue, which brought in roughly $2 billion in total revenue last fiscal year. While speaking on The Early Edition Tsur Somerville, a professor of economics at the University of British Columbia, said beyond the Property Transfer Tax the income from the hot real estate market feeds several other government revenue streams. He used examples like the personal income tax on a home builder, the income tax of a real estate agent and the tax on furniture or home appliances, all of which are tied to the strength of the market. Somerville noted that in B.C. real estate accounts for a larger share of government revenues than it does in any other province. Lindsay Tedds, an economist at the University of Victoria, agrees that the current framework of B.C.'s economy relies heavily on the strength of the market. "Much as we like to point to Alberta being so reliant on their oil revenues, we are very reliant on the real estate industry to prop up our economy," said Tedds. Inherently risky That is why Somerville is concerned that during the most recent provincial election campaign the B.C. NDP promised to cool the hot housing market. "If you slow down the real estate industry, because it's an overly large part of our economy, you're going to have some repercussions," said Somerville. "It's not a healthy situation to be that dependant on real estate, so the adjustment is going to be a little bit painful no matter what happens." At this point however, Somerville said despite the NDP's promises of cooling the market, so far their strategies are more geared towards making it easier for people at the bottom end of the market to buy property. "It's hard for government to come in and change markets. When you try to blow up a market, you really don't know where things are going to go," said Somerville. Among the NDP's campaign promises was the creation of 114,000 affordable housing units, the creation of a Housing Affordability Fund and the introduction of a two per cent absentee speculators tax. Somerville said these early measures won't change the dynamics of the housing market, but could generate more revenue that could be used to help people hurt by housing affordability.   22. So turns out I haven't watched a single episode of Game of Thrones since 2013 or something.  Like 2 episodes left in Season 3.

      I didn't have HBO (Still don't). I didn't have PVR at the time either, and since it was Bravo was showing reruns, I was working when they showed it most of the time. So I didn't go out of my way to watch it. And I had no idea who was who. Blame the movie Excalibur, the bar for me is set very high.
