  1. I think they will move to Toronto and Toronto will have 2 teams, just like New York. Then Auston Matthews can sign with the Toronto Coyotes and still stay in Toronto...
  2. Building row townhouses right in the city isn't affordable for the average person. Also, they're not as profitable for the builder. Those lots on Nanaimo street are actually already zoned for multi-family. Every lot in Vancouver is now a multi-family lot. Problem is you are not getting 3 row townhouses plus a coach house on a standard lot. A developer would end up building a front and back duplex with a suite. Then sell off each side of the duplex, so 1/2 duplex for around $1.5 million. Like @Warhippy said, that's not really going to help the housing crisis as the average buyer can only afford $700-800k. To afford a $1.5 million 1/2 duplex or townhouse your combined income needs to be like $300k. And that is if you have a 20% downpayment. At the end of the day, the larger townhomes need to be built outside the city to get the price down to around $1 million max. There is lots of empty land available outside the city that can be rezoned for this purpose. Problem is the municipal governments are dragging their feet with all of the red tape...

  4. I would say that Chris Tanev was a better player than any 2nd round pick we ever drafted over the last 53 years other than Thatcher Demko and Mike Peca. Akito Hirose also looks better than any 2nd round pick currently in our organization...

  6. Those are examples of RHD that were traded for the same price or more than Hronek. That is what the going rate is. You think you are going to get a top 4 RHD for less than a 1st and a 2nd? Also, Hronek actually knows how to play defence. The fact that you think he's a power play specialist tells me that you've never even seen him play...
  7. JR inherited alot of bad contracts. Obviously his job is not going to be easy. But he didn't come here for a rebuild. He is strategically changing this team and the roster in a way to make it competitive without having to go through a rebuild. He is still working his way through the lineup, I expect more changes in the summer. If not, he will pull the trigger next summer when we have better cap relief with expiring contracts. Who said he is using picks to move deadweight contracts? He never said that he would do that, that is only CDC speculation. Allvin said they are calling teams to see what those prices are. College free agents have the same chance of making it as a 2nd or later round pick. How many 2nd or later round picks are actually on the Canucks right now? Demko? So your answer to our long term plan is to trade Petey and Hughes? Trade them for what, draft picks? How is that actually going to help us? Trade your star players and start over again with draft picks. That makes no sense. We already have our superstar players, trading them to acquire draft picks to start all over again makes no sense...
  8. A 1st and a 2nd is the price you pay for a top 4 RHDman. Philly paid that and more for Ristolainen. Chicago traded 2 high 1sts plus a 2nd plus Adam Boqvist for Seth Jones and a late 1st. Calgary traded a 1st and 2 2nd's for Dougie Hamilton. Rangers traded a 1st and Neil Pionk for Jacob Trouba. We didn't steal Hronek from Detroit as he wasn't even on the trade market. We gave them market value. But we didn't overpay IMO...
  9. Small families are living in one- and two-bedroom condos. That is all they can afford. They aren't living in townhouses. Townhouse inventory only accounts for around 10% of all inventory on the market today. Developers don't build alot of townhouses, especially in the city. There is no money to be made to build row townhomes on expensive land in the city. If you want a row townhouse for a small family you need to go out to the suburbs. Even then they are a million+ to start. Developers don't build 3-bedroom condos for the most part. They are too expensive as a price point and it's alot more profitable to build one and two bedrooms. 3-bedroom condos only account for around 13% of all condo inventory. At the end of the day, people need a place to live. And they need to be able to afford it. The dream is to have thousands of townhouses and detached homes on the market at affordable prices for families to purchase. The reality is these families can only afford a one- or two-bedroom condo. So, if you increase that portion of the inventory then at least you are allowing people the chance to actually buy a home they can afford. It's not ideal for alot of people, but it is better than renting and allows people to build equity for the next purchase...
  10. So, we won't be competitive for 3-4 years. Okay, so how does that actually help us? You think that 18OA pick is going to help us more 3-4 years from now? Do you think that Petey and Hughes are going to re-sign in Vancouver if all we do is trade our top players for picks and prospects? At the end of the day, our window is now, or at the very latest a year or two from now. It's not four years from now. If it was, we wouldn't have traded the 18OA pick, we wouldn't have kept Miller and JR probably wouldn't have even come to Vancouver...
  11. Even strength points 2022-2023: McDavid - 75 Draisaitl - 64 Petey - 68 Miller - 43 Petey has more even strength points that Draisaitl. He's also exponentially better defensively. He's a better overall player than Draisaitl. Draisaitl can't even kill penalties and refuses to backcheck. I'm not the biggest analytics guy, and the fact that those charts supposedly show that McDavid is much better on the PK than Petey is laughable. First off, our PK was the worst in the league and secondly, Petey played almost a full game more on the PK than McDavid. So those charts don't tell the whole story. Also, I will take Miller defensively over McDavid any day of the week, especially if it's a dzone start and there is a faceoff. Again, those numbers are laughable if you think McDavid is a better defensive player than Miller. Miller isn't actually a one-dimensional player. He is effective at both ends of the ice and on the PK. Only the blind who focus on his temper tantrums and previous lazy play actually believe this. Miller, when he is on his game, is actually a very good two-way centre who can play in all situations, similar to Petey. The power play has its place in the game of hockey, nobody is saying that it's a bad idea to have a good power play. However, it becomes less effective in the playoffs when the referees put their whistles in their pockets and you are up against the best defensive teams in hockey like Vegas who don't take alot of penalties. Interesting that you bring up Henrik Sedin and 2011. He played on the best power play in Vancouver Canucks history. And that 2011 team was the best team in hockey. However, that didn't help against Boston when the refs didn't call any penalties. Our power play in 2011 helped us win the President's trophy, but it certainly didn't help us to win the Stanley Cup...

  13. If you think Hronek is mostly a PP specialist, then you obviously haven't watched him play to be honest... And yes, I am very happy with the trade as Hronek is a legit top 4 Dman who can play in all situations. The 18th overall pick won't even be in the lineup for 4 years...
  14. Yes, it's a net increase of zero, however it adds inventory to a price range that is more in demand in the market. Adding inventory isn't just about increasing supply, it's more about increasing affordable supply. If you add 2,000 new homes onto the market for example in the $3 million price range, that will show as increased overall inventory, but isn't going to help most people to be able to buy a home...
  15. That’s not true. If someone is moving from a one bedroom home to a townhouse, then that one bedroom home would be put on the market, which increases the inventory in that price range. The biggest issue with inventory right now is finding homes for first time home buyers. Having a bunch of one bedroom and two bedroom condos come onto the market would definitely help the inventory issue. As well, these would be ready to move in condos, versus a developer putting a high rise up for presale and having to wait 4 years to move in. Inventory levels are down all across North America, it’s not just a Vancouver thing, so there is legitimacy to this theory as interest rates have risen dramatically all across North America over the last 2 years. The quickest way to increase inventory levels is for people to put their places up for sale. Waiting for developers to construct a high rise or waiting for the government to rezone some land takes years to accomplish the same objective.

  18. What is the reason for the lack of inventory in the market and the consequential price increases that are making this city even more unaffordable? It's actually quite simple to figure out. It all has to do with interest rates. Currently, around 56% of all homeowners have a mortgage on their principal residence. Out of that 56%, approximately 71% of those people have a fixed rate mortgage. Which was obtained well before the rate increases of the last 18 months. These people are locked into rates that are well under 3%. 2% or lower for some. So, they are locked in at low rates and are not affected by this current rate environment. So, what does this have to do with low inventory? Well, if you want to move you would need to sell your place, which means you would need to break that mortgage and get an even bigger mortgage at a much higher rate. And the people who tend to move the most, the younger people, are the ones who are affected the most as they can't really afford to move and lose that interest rate. So, people are holding tight for now and not selling at this time. Which is one of the major causes for the 20+ year low in real estate inventory. My buddy told me this theory and it seems to make alot of sense. It's not the only reason for the lack of inventory, but it is one of the bigger ones. This should continue for awhile until these mortgages come due for renewal, which should be in the next couple of years. In the meantime, expect prices to keep going up this year. Next year might be even worse.
  19. Yes, I remember that show, used to be on the weekends in the summer I think. It was called "The Superstars". They had Canadian and US versions and also other countries. Brian Budd was before my time, Gretzky did compete but I don't think he ever won. The guy I remember the most was Herschel Walker. I think he won the US version 2 or 3 times in a row. Guy was a complete monster...
  20. I actually did acknowledge that McDavid has gotten better defensively in another post to be fair. It seems odd that you would be treating PP points the same as even strength points. Power plays diminish in the playoffs, so the guys who live off the PP in the regular season will always struggle to succeed in the playoffs. Of course, they count the same on the scoreboard, but when you suddenly find yourself having no power plays in the playoffs, what will you do? How do you change your game after the playoffs have already started? Look at what Tocchet is doing t0 Kuzmenko. He's trying to help him succeed in the playoffs. Woodcroft should be doing the same with McDraisaitl. But he doesn't seem to want to rock the boat. He doesn't want to piss off his star players, and quite frankly they probably wouldn't listen anyways. The media kept asking McDraisiaitl if they have learned anything from the playoffs. Of course, they never answer any question directly. Have they learned that they need to improve their defensive play and their 5 on 5 in order to win a cup? I guess we will find out next year. As for JT Miller, what you are saying is 100% false. Miller had 82 points this year, and only 30 on the PP. That's like 36%. McDavid had 153 points and 71 on the PP. That's like 46%, over 10% more. Draisaitl had 128 points and 62 on the PP, that's 48%. Petey had 102 points and 25 on the PP, that's 24%. Like I said, you put Petey on the Oilers PP and he's breaking 150 points. Plus he actually knows how to defend. IMO, if the Oilers were to trade Drasisaitl straight up for Petey they probably have a much higher chance of winning the cup. That is the type of trade they need to make if they want McDavid to ever lead them to a cup...
  21. Remember when they split up Gretzky's goals and assists in hockey pools? You couldn't just take Gretzky first overall, the advantage was too unfair. You had to split him up into two players. If I won the hockey pool, I would always take Gretzky's assists. I think he would have won the Art Ross trophy at least 3 times with only his assists. 1985-86 Gretzky 163 assists Lemieux - 141 points 1986-87 Gretzky - 121 assists Kurri - 108 points 1982-83 Gretzky - 125 assists Stastny - 124 points 1984-85 Gretzky - 135 assists Kurri - 135 points That is completely insane and not of this world. One more thing. If people say Gretzky was a product of the Oilers, just remember he won THREE scoring titles while playing for LA. And the last kicker. He won his last scoring title at age 33, beating out a 24 year old Sergei Fedorov. Gretzky was definitely the most dominate athlete of all time IMO...
  22. BINGO!!!! Love that comparison. Yzerman was a thing of beauty when he was younger, but didn't win anything until him and his team learned how to backcheck. And Yzerman did learn. He learned so well he won the Selke trophy. Sakic didn't really have to learn because he had Foppa around to take all the hard matchups. Similar with Yzerman who had Fedorov. Gretzky even had Messier. Problem with McDavid is he has Draisiaitl who is just as bad defensively. He was a -4 just last night. Wayne Gretzky is my all time favourite player. When people of today say McDavid is at his level there are two things I do. One is I laugh my head off, second is I know that person is under the age of 30 and definitely never watched Gretzky play hockey at all, only the YouTube videos and looking at stats. Gretzky was able to elevate the players around him. He was able to play at a high level even in the playoffs when he had players shadowing him all game long. He thought the game better than anyone, the greatest hockey IQ in NHL history by far, no one else even in the same solar system. I feel bad for anyone who didn't get to see Gretzky actually play. The memories will live with me forever... As for Petey, he has already learned to play the right way. He can lead us to victory in the playoffs. We just have to get there really. He is a force of nature, and probably underrated around the league. He is a better version of Pavel Datsyuk. And Datsyuk was great at both ends of the ice. As for McDavid, if Petey was his wingman and not Draisaitl, the storyline might change. I don't think it is possible for McDavid to change his game. He is just not built to be a good defensive player. He has gotten better at it over the years, I won't deny him that. But he's just not wired to play defence, not at a high level anyways. He would be better off if the Oilers traded Draisaitl for a legit 2C who can defend, and some help on defence. Even the Oilers of the 80's didn't win it all until they brought in some more defensive minded forwards.
