  1. How so? I would want nothing more than that. As a matter of fact that's more of a reason to sign im to 8 years than 4. Lock him down and then relish in the fact that you have a 40-goal scorer for $7.5M. Much like Colorado is relishing the fact they have a top 3 player in the NHL at only $6.3M
  2. I dont think "as long as he's an RFA at the end" is as great as it seems. Brock and his agent would hold all the leverage. Say he is a consistent 40 goal scorer - If they really wanted they could just sign the one year qualifying offer at $10M and then test free agency the following year where he will be the prize of free agency and get say $12 M plus, leaving us with nothing. Again we hold no real leverage so it would be up to Brock and his Agent. Say he has a not so great 4 years. Has some injury issues - struggles to hit 30 goals. Well then we have a Ben Hutton situation. If we want to keep him we have to pay him $10M which he may not be worth, or let him walk. Once again possibly losing him for nothing. This all comes down to asset management, and if you truly believe Brock is and will be a great player - lock him up for as long as possible now.
  3. Wholeheartedly disagree, we are not a cup contending team at the moment (and likely wont be until minimum three years from now) thus we do not have a pressing need to get Brock in at a lower cap hit right now. When we do start to become an elite level team in 3/4 years (EP40/Hughes entering their primes, Podkolzin a regular in our lineup and back from the KHL) is when we will want to make sure we create the largest Stanley cup window possible to capitalize on. If we give Brock the same deal as Timo Meiers that would mean we only get one year of him @ $6. After that we would have to Qualify him at $10. Sure I get the argument that if he's putting up 40 by then then he's worth the 10. That's fair, but why have him making $10 when we need all the cap space we can get to fill out our roster to push our team over the edge. Instead I would much rather have him for say $7.5 if we do a $7.5X8 deal now and have an extra $2.5 mill a year for 4 years on a role player or maybe it will be just enough for us to target a key free agent or trade piece at the deadline to put us over the top. Now is when we have the cap space to take this hit on, in 3 years EP40 and Hughes will be off of their entry level deals and likely cashing in if they pan out like we all hope they do. I would love to pull of what Colorado has done - signing long term deals when they had the cap to spend (Landeskog @ 7 x $5.6 and Mackinnon @ 7 x $6.3). This now gives them 4 years minimum of a window while having Mackinnon only making $6.3 - giving them the ability to spend money wherever else they need to fill out their team to take them over the top.
  4. This was the one I was referring to: https://www.cbc.ca/news/business/budget-cmhc-home-buyers-1.5063204 Seems like they announced it, and then went very silent as to any details of how/when it will work.
  5. Does anyone have any more info into the First-Time Home Buyer Incentive that was announced a few months back? Particularly when it will start and how the payback process of the loan will be?
  6. https://www.ctvnews.ca/canada/why-are-hundreds-of-luxury-vancouver-mansions-being-rented-for-cheap-1.4329800 Looks like the speculation tax is having an effect
  7. Imo, I think the stress test may stay as is, but in order to help out first time home buyers I can see them increasing the amortization period from 25 to 30 years, mainly because it's easier to do and would help reduce those mortgage payments to a more manageable number for first time buyers. " the 30-year mortgage proposal can be enacted unilaterally by the Finance Department. Changes to the stress test would require the co-operation of the Office of the Superintendent of Financial Institutions, an independent regulator that just this week defended the existing rules"
  8. Totally agree, it was funny listening to Real Estate agents and Mortgage brokers who were trying to argue the opposite "the markets just about to take off based on the statistics" or "Spring is when there is a large jump in prices so you should get in before that" or my favorite "I have information from a source that says interest rates will be going up for sure, and they will be removing the stress test, so you should buy while you can".
  9. It's been quite the experience for My Fiance and I, who are in our mid 20's with fairly well paying jobs. We're worried that we may end up buying at a time when the market is just beginning to take a downturn, which would be the worst case scenario, so we're going to play the waiting game for the next few months to a year and see what unfolds. I for one am hoping there is no reform on the stress test and they don't weaken any of these new policies that have been put in place. We are finally starting to see the effects as prices are beginning to drop. The problem is there is a lot of pressure from the developers and people like the Canadian Homebuilders’ Association, who are the ones making money off of all of this and are hurting from the lack of sales. It's time to see if the government will step up and stick with their policies rather than buckling. If they dont, there is going to be a large oversupply of new condos out there with very few buyers and we might finally see a bit of a correction in prices.
  10. I've heard talks that they may be getting rid of the stress test soon. Would anyone have insight into this?
  11. If they all hit close to their potential I see a pretty solid defence core 2 years from now: Hughes - Tanev (Veteran leadership - stay at home guy so Hughes can roam) Joulevi - Woo Tryamkin - Stecher Breisbois
  12. This term gets way too overused and this is a perfect example. Every generation should only have one..maybe two generational talents. Every superstar is not considered a generational talent.
  13. Couldn't agree more, my hope is they him this summer even if it's for a late pick. Then again we have to keep in mind that injuries will happen, maybe even a few in training camp
  14. Totally forgot about Leipsic (what is his waiver status?). In my opinion one of Gagner or Goldobin will be traded. I really think it will do Pettersson good to have Eriksson on his wing, he's an experienced, Swedish vet who has the type of skill set that works well with Pettersson's. Unless one of them switch to RW I think Bear might move up to top line (where he's done well before). Moving Jake to 2nd line which might be a good idea since it gives Pettersson a bit of grit and toughness on his wing. Baer, Horvat, Boeser Eriksson, Pettersson, Virtanen Roussel, Sutter, Granlund Schaller, Beagle, Gagner Leipsic Just dont see room for Goldobin unless it's sitting in the press box until we have an injury in our top 6
  15. I like the look of your lines, very realistic opening night roster Virtanen, Horvat, Boeser Baer, Pettersson, Eriksson Roussel, Sutter, Granlund Schaller, Beagle, Gagner Archibald First injury call up depending on if it's for bottom 6 or top 6: Gaudette/Dahlen
  16. His shots already looking mid season ready
  17. I would agree if it wasn't for the Dragon glass. End of the day if they stand any chance against the WW he had to make a trip in an effort to mine it. Trying to convince her to join him was more of a longshot he may have been hoping worked (maybe in the off chance her or one of her advisers had seen/did believe in the undead).
  18. Have a feeling that gold wont make it's way back to KL in one piece
  19. Sounds good, whoever is comish can you please accept my join request as well
  20. Yea if it goes through we'll need to undo it as I have no use for Kipper and his cap hit
  21. Also I am Rangers. I was removed just so cpu would do re signings please do not trade with my team while im not there. I have sent a request to join back.
