Smoking kills (Your House’s Resale Value)

"A recent survey of Ontario real estate agents and brokers, sponsored by Pfizer Canada, found that smoking in the home could lower the value of your property by up to 29 per cent, with an average house price of $369,000 in Ontario this means a loss of up to $107,010."

Sadly when I rented my first apartment, I was so happy to get away from parents that I didn't mind that the whole apartment smelled like a burned down cigarette factory...and the price wasn't very lowered. I think that in my case, the price would go down only If I would be the one selling. The irony of life.

yes it's an easy "fix" but it reminds people how much they'll have to re-paint if they purchase that house. Plus if someone likes 2 houses (one with the smoking issue, other without) they are more likely to like the non-smoker house due to the smell (but they will still have to re-paint most of the rooms anyways.)

there is a LOT of things that help/hurt house prices... a pool (in Minnesota) actually hurts the price of a house, but a hot tub might help the price a little.

That lower value by 29% is not factual. It is what some agents and brokers in Ontario pulled out of their butts for a survey. It has no basis in reality.

Ive owned 2 homes that I have sold. Both of them we repainted every inch of them before we sold. Non smokers, its just cheap easy work to get a better price and sell faster.

Agreed, but it sort of depends on who is doing the painting. If the buyer is doing the painting, they may see the smoked-in house as an opportunity to gain a little sweat equity. Nicotine is nasty, but with proper prep and a good oil primer, you can make it so you would never know the house was smoked in. If they can get the house for a deal due to the smoke damage, there's opportunity there.

If it was the seller, it would be a good idea to paint before putting their house on the market to increase its value and sellability.

When I bought my house, I specifically looked for something that needed work. You can do a lot for the value of a home with a little hard work.
