Man... I'm in a pretty tough spot right now... was really content with my rental but some things have happened and I need to get out ASAP. Was hoping to wait until January-February and see if new laws will cool the condo market in around 500k purchase but I'm really being forced out...

I can't believe what slim pickings there are downtown for 500k... it's crazy... I'm contemplating offering on this, it's the least miserable studio I've found and pretty good floor plan. Sadly, I have a feeling it'll go for over asking at like 550K

The market surely has to cool when all the laws kick in in the new year no?!

What's everyone's advice? Should I just move into a new rental for a few months?

The one thing to remember with regards to real estate is this; The best time to purchase is always last year

Wonder if Philly would be open to trading #2 for Tanev and #5.

I would only do that if Patrick were still on the board. I think Hischier is going to fall way short of what most are projecting. He's isn't as high profile as Mackinnon. Players from the Q are always over rated. Huberdeau, Couturier, Mackinnon, PLD. Hischier had so so point totals in comparison to some recent high QMJHL draft picks.

Our Oline going into next season will look something like this

LT: Joeckel- had a tough time with injuries in Jacksonville, but the potential, technique, and feet are there for him to be effective.

    LG: Glowinski

    C: Britt

    RG: Ifedi

    - These guys were decent last season. When they played well, they played really well. They are going to get better (especially Ifedi, it is SO HARD to step in and start day one for an NFL team on the OLine, especially coming from a spread offense at A+M) working with a fantastic Oline coach in Cable

RT: I am going to put Pocic at RT for now because he has proved he can play here. He has not allowed a sack the past 2 seasons at LSU and has the length and knowledge to play anywhere on the line. A really good get from the Hawks.

If our line is average next season, we are winning the Super Bowl.

I also wanted to talk about our Dline next year. We could have some sets where we will have

Clark-Bennett-McDowell-Avril on the field in a passing situation. How scary is that for other teams in the NFL? I am higher on McDowell than most because I have seen him take over games. Look at his sophomore tape. Scary good.

Joke'el had a tough time because he's terrible, total turnstile. When the O-line played well they played really well?? Yeah but the problem is, that was so rare that its worthless to bring up. As good as he is Cable cant keep making chicken salad out of chicken sh**. Last year proved that

The defensive is not what it used to be. Age and injuries are catching up. Kam and Thomas both injured and missed games the last two years. Sherman has lost a step and Bennett and  Avril are both over 30.

I disagree. I love Pete, my favorite coach in any sport ever. I idolize the guy, but credit where credit is due. John Schnieder is one hell of a gm.

Fair enough. I may sound like a complainer but I don't think its sustainable to continue to rely on finding gems in the rough. Wilson is already showing signs of wear due to having to run for his life every time he drops back to throw a pass because the offensive line is so putrid, and Schneider has done nothing to rectify it. They have a college basketball player protecting his backside for the love of Pete. Seriously now. George Fant? How long do you think Wilson will last taking the kind of beating he sustained last year. The guy had to wake up every 2 hours for treatment just to be healthy enough to suit up each week. You cant deny that can you?

Hold up, you are getting annoyed with the GM that brought you Russel Wilson, Richard Sherman, Bobby Wagner, Kam Chancellor, KJ Wright+ in the 2nd round onwards? He knows what he's doing. I love the McDowell Pick, means we can cut ties with Rubin. He has top 10 potential, the guy could be a game changer.

yeah its getting old. He's surviving off the back Pete's talent as a head coach. That's gonna wear out eventually

Pick #199 from 2000 has won 5 Super Bowls and been to 7. Pick #2 from 2013 busted out and just signed a near minimum deal with Seattle.

It's not about where you get picked.

They won that super bowl with several key players who were 1st round picks. Lynch, Unger, Okung, Thomas, Harvin, Irvin, and Mebane just to name a few. You're right that you win with players drafted outside of the 1st round. You have to. No team has 22 1st round picks as starters but the way their going they wont have any. They haven't drafted but one player in the first round since what 2012? And that was last years pick which was 31st oa. That's one late 1st rounder in 5 years. Its enough already. They got lucky with a few 2nd and 3rd round picks. Wagner, Sherman, and Chancellor sure but its unsustainable. But where are the Earl Thomas', Max Ungers, Russell Okungs. They're in the 1st round that's where.

If you look at what started both world wars you can draw a lot of parallels as history often repeats itself. I don't think it'll happen as soon as everyone is thinking but if nothing improves in the next 10 years then I could see a major conflict happening.

A global war is very unlikely. What is going to continue is the constant threat of war. The best way to syphon tax dollars is to convince the public that their safety is dependant on arming up the military. The greatest scam is buying enough guns, bullets and missiles to defeat your enemy but never actually defeating your enemy. Think about it, as long as there is the threat of attack by some made up enemy, we'll continue to hand over our hard earned money in the form of tax ( it's essentially protection money). Mobsters garnered untold wealth using this tactic. They would shake down ma and pa stores to keep them safe. We're still paying for WWII for the love of Pete and their's no end in sight either. My kids will be paying for that war, their kids will pay for it and their kids after that and so on.

There is a great book you can read called "War is a Racket" clears up a lot of what's happened over and over for hundreds of years

He's adding more assets while possibly still being able to pick the player the team and what he wants that'll make an instant impact in the present and the near future. He has an eye for top notch talent and it doesn't mean they have to be picked in the 1st round. Hopefully they pick up Robinson tomorrow as I'm surprised he's still available and he's the best OT ranked by NFL Network. Will be a solid addition to our growing offensive line that needs some work but should be fixed with the additions of Joeckel and 2nd round pick tomorrow along with the signing of Eddie Lacy and I'm pretty happy with how this offseason has gone so far

One of the reasons the O-line sucks is because he traded Unger AND a 1st rounder for an over rated TE who cant block inline. If you're going to trade your best o-lineman for a TE, at least trade for one who can block inline. He's made some very shaky trades involving 1st round picks. Percy Harvin? seriously?

Seattle "1st round picks are overrated" Seahawks

What the hell is Schneider doing. Make a 1st round pick already. its not that hard. They traded back twice. For what? an extra, late 3rd round pick. Starting to get annoyed with this jack hole

You might have been missing the word "prospect".

I did miss that thanks. In the system is what we're talking about. They did trade a fair amount away in the Kane/Myers deal did they not. I would be ok with very little prospect depth for the Canucks if their current roster had those five forwards I just mentioned. Very solid top six in Buff. They just need to get some help on the back end

For the 1st overall, knowing trader Jims "scouting prowess" the lack of any significant difference between 3rd and 12th and our need for serious skilled prospect depth

I'd take almost any of those deals.

Plus, and again this is important.  How the F*** is Buffalo's prospect depth so weak

Where is @SabreFan1 to clarify this??

Is it really that weak?  or am I missing something here. They have some great depth at center with Eichel, O'Reilly and Reinhart. Kane and Okposo on the wings. Maybe just  maybe they would trade to improve their depth on D??

    Bring them on board!

Canucks need scouting like that. damn.

I might have more to do with developing the player that they draft and maximizing his talent. The Canucks have done a piss poor job of that since like...forever

Let's say these three teams offer any combination of the following and or an additional pick

Buffalo offers their 1st 2nd and next years1st? (seriously how is their prospect pool so bad?)

Arizona offers this years 1st and Merkley, Perlini Macinnis or Mayo and maybe a 2nd?

Devils offer this years 1st and Zacha, Kerfoot  and an additional pick?

These are options that keep us in the top 6 and still net us a solid return, obviously subject to change depending on level of prospect.  If we hold the 1st overall and any of these offers cross my doorstep I am seriously thinking about it

Yup. They cant take anything off the table on this one

Vilardi was born to Italian parents Natale Vilardi and Giovanna Siviglia who moved from Reggio Calabria to Kingston, Ontario.[5] He comes from an athletic family, with his mother's cousin being Sebastiano Siviglia, a former first division pro soccer player. His older brother Francesco played three seasons in the Ontario Hockey League, and now plays for the Queen's University Gaels hockey team.

Not only is he Italian but his brother's name is Francesco.  His parents are probably having tiramisu and an espresso with Aquilini as we speak.  With Sbisa most likely heading to Vegas we will need a token Italian on the team again.  Vilardi to Vancouver is pretty much a formality at this point really...

Lol. And Paolo Rossi is in line to be the next head coach

Only 6 days until we know where we are drafting in the 1st round.  C'mon hockey gods... you owe us!

We aint getting a top 2 pick lets just face facts. Now, what do we do when we get pick 3, 4 or 5. Is there a boa fide #2 offensive center in this draft? I am totally open to JB shopping the pick for a young #2 center. This franchise is going nowhere without one so lets figure it out

  16. What is the expectation with Valardi as a top pick? Is he a true top 2 center. I seem to recall either Button or Mackenzie saying he may be a better fit as a winger at the next level. Anyone here have a solid opinion on that? If he's going to end up on the wing in the NHL then JB has to take a pass even if we are picking a 5 oa. Glass or Mittlestat makes more sense

Was just watching Cale Makar's 2016/2017 highlights. This kid would change our team. Tyramkin's loss hurt. If we don't draft a potential #1 D man we never will be able to trade for one. This guy has elite offensive skill. Mitch Marner like. If we trade Tanev for a mid first say 15 we might be able to draft Nicolas Hague. This would set up our D core moving forward and provide us with a flashy Norris potential player. Juolevi is smart enough to work well with Makar and be his defensive rock when he makes rushes.  Hague has the mean "Pronger" edge we were looking for in Tyramkin. He has a bomb of a shot. Could be a Chara like player and a steel at 15. Hague would help with team toughness and keep other players honest around Makar. Maker has the making of a superstar! Next year we target a top 6 center like Jack Wise.

    Granlund Horvat Boesser

    Goldobin Dahlen Virtanen

    Beartchi Gaudette Boucher

    McEwan McKenzie Lockwood

    Juolevi Makar

    Hague Stetcher

    Brisebois Subban

    Demko

    Markstrom

Wow! that is one soft lineup. I would hate to see how beat up that team would be if it were actually able to make through 82 games

Patrick may still be number one, but what Im saying is that size and nationality shouldn't completely determine who whom picks. The poster that quoted me and I quoted in return referenced those as the numbers and said that because Patrick is Canadian we should pick him over the Swiss. I disagreed. In my mind size helps but being smart and having skill is more important. In the big picture.

Yeah exactly... its called tried and true. What are you? anti Canadian? Eight out of ten scouts have Patrick as the better player and its no fluke he's a Canadian kid with NHL pedigree. All things being equal the percentages prove over time Canadians are better hockey players. Believe it.

Wow 6'1 vs 6'2 and oh no he swiss too hahaha grow up. One inch won't make a difference and neither should nationality. Everyone is entitled to their own opinion and every player is different. But you basing yours off nationality is sad.

1 inch and 25 lbs. What country has a history of producing the best players to ever play the game? it ain't Switzerland. The numbers clearly show Canadian players surpass any other nation by a huge margin when considering talent. Did you even see the 100 best players list? Its not sad its just facts
