This FTX tire fire is interesting to watch. We might see more centralized exchanges fall like dominos.
I think crypto is far from dead, but now all these scams will get weeded out. IMO decentralized exchanges and scalable proof of work will come out on top.

I’ve looked at 6 condo assignment contracts this week, and they’re all non-residents trying to flip presales for profit.

Condo I’m looking at is an assignment listing, looks like it’s roughly about 100k over what they paid pre sale. Anyone know how GST works on reassignments? Im guessing I have to pay it afterwards, when I get mortgage approval?
Based on what I’ve been able to gather online looks like 2-4% closing costs (I assume this includes land transfer tax) and 5% GST.

I know a few people, including myself, that have considered selling but wont take a cut on the list price. If it doesn't sell, the rental market is very lucrative. I have a small 2 beadroom detached on a small lot that I rent out. If I don't sell I can rent again for about $2500 per month. Couple years ago it was rented at $1100.
Comes back to inventory. Way too little.
I’ve had my eye on a newly build apartment building, kind of just hoping we get more people listing more units for cheaper who bought during presale and can no longer get approved for a mortgage.
Makes sense though, I can see people holding on if they’re making enough by increasing rent.
I’m relatively new to the real estate game, trying to see how much would be a reasonable low ball for price negotiations.
Is there a way to find out online how much units presale prices were?

Realistically, they should have built the team around Petterson, Hughes, Demko, and maybe even Boeser. Miller should have been traded, and Horvat should be traded imo.
