disagree entirely about the home inspector comments
always make your offer conditional to home inspection
once you have the report
use it to go back and reduce your offer a bit
based on the problems raised by the report
i always do and it has never failed
always has paid for the report 10x over at least
the negotiation is never over until all of the subjects are removed

buy in a run down area of town
revitalization always comes around
and the area will increase in value faster then anywhere else
kits beach used to be very seedy and undesirable
not so much these days though
also buy slightly bigger then you need
and tenant part of your residence
you get a tax free mortgage helper
and still get to keep 100% of the value increase
under the principal residency exemption
those are my 2 main advice suggestions
as they give you the biggest results

those are almost all pics of jasper
which i know very well
it's only a 3 hour commute to edmonton
it also cannot house 12 teams
lacks the infrastructure
but nice of the city to show only areas that are not part of the city
the city is so damn industrialized in its feel now
very ugly in many areas
the players know what the city is all about
as they have all played there
not sure who this video is actually aimed at
it may backfire as most will view it as misleading
they may wonder what else is misleading about an edmonton hub city proposal

i think the playoffs happening is still fairly realistic
as they can create a safe bubble
certainly safer then what is happening in the usa
i think the bigger problem then the virus though
is that if they do not include families in the bubble
is the number of players exiting the bubble
and having to quarantine before being allowed back in
players will need to exit to deal with a whole range or real life issues that likely will arise while they are in their communal isolation environment
if it does not happen
there will be a newer revised discussion
on the financial impact on the nhl and players
so far that discussion has assumed playoff do happen
and that the present financial hit is mitigated somewhat
think about that cost
50% revenue loss for the current season
no certainty or testing for how hockey might be played for next season
and with no fan attendance for next season
have to assume another 50% revenue loss and huge impact on the value of the new usa tv deal
i can see the cap being reduced by 50%
and all current salary contract values being cut in half
i can also see bankruptcy of a team or more
owners will be furious about the large drop in franchise values
banks will become nervous about the amount of financing extended to teams
this will become very serious

so we put in the time to let a first time gm do his thing and grow into his position
he has learned from past mistakes
and seems to now continue with his previous strengths of drafting quality prospects
has made a good recent trade
his ufa signings last season are still decent
he is a solid gm now
so let's move on from him ? and hire another gm so we can go through these growing/adjustment pains again ?

Will Makar win the Calder simply because his team has a better chance at winning the cup? I can imagine writers feeling like idiots if Colorado won and they didn't vote for Makar. Is this a possibility?

they can teleconference/cam negotiations if in person meetings are not possible
clearly covid creates a huge uncertainty on revenue streams due to the impact that it shut down major portions of the economy in the usa and canada, fans cannot attend games for the time being, there could be a second wave which add another layer of revenue loss and extend fan non attendance, there is general uncertainty about covid, we are not yet clear about all its potential health impacts
the bottom line is that revenues will be impacted into the future and the cba sets out terms of agreement between players and the league largely based on revenue sharing
the spin off issues impact salary cap, current contract values, operating costs (increased due to enhanced health concern expenses to protect players and other staff), potential for expanded roster sizes, television rights contract negotiations, etc.
so yeah, covid is a game changer for how the nhl will operate in the next 2 to 4 years
it was barely 3 months ago that the nhl made announcements regarding salary cap issues, and that it was likely the cap was going to increase significantly

makar pointed when his team was doing well
early in the season
and then a bit more recently
he did have a slow down due to an injury
so it could be argued team success and his production seem a bit connected
but i do think hughes has shown steady growth and development in all facets of the game during the season, more so then makar
to me that is the bigger difference, over point production, and why i think hughes deserves the calder over makar

Had a dream last night...got last minute tickets to the first spectator included Canucks game. Was a hurried trip there with the group. Anxiety rising as we had 20 minutes to get there before game time. Arrived, finally..had to go up some stairs in a skinny, jammed packed (shoulder to shoulder) passage way that had small windows like on a boat. Saw that the game was starting...guys had plastic blades on their skates..."the new NHL". They took a shot and the orange hockey ball almost hit us. All we could focus on was getting to our seats, we're missing the game. As we asked where section 209 was, no one seemed to know..increasing our panic. A guy tried to draw a diagram on a small paper napkin..I almost lost my mind. I was also distressed as I was in my pj's/slippers and had a red hoodie on (not my jersey!!!). We could hear the action on the overhead but the entire dream was a "gotta get there" state of hurry. Then I woke up. Clearly, I have hockey PTHSD - Post traumatic hockey stress dreams.

Travis Yost (Hockey Analytics guy) made headlines today by putting Elias Pettersson as 3rd on his Hart Vote Ballot. What has ensued was a "battle" on twitter about who was the Canucks most valuable player this past year, Marky or Elias? All this talk has me personally flaberghasted as I think Quinn Hughes is without a doubt our MVP and best player.

marky missed too many key games
(not his fault, i agree)
but miller played every game
and had to adjust to a new team.. which he did seamlessly.. mostly because he played his game and others adjusted to him
and i really really like ep.. .but miller did have to take so may face offs (which he did at an elite level) as petey is still lacking in that area
ep40 needed him more then the reverse

where they will do their play in round to see if they get into the playoffs
i hope they stay healthy in a a less covid-19 savvy jurisdiction
not sure why the team really would want to leave bc
where our medical leaders
have made this the safest jurisdiction in north america
they should insist the league choose the safest places to re-open
not the undisciplined ones where there will be health risks
the nhl has the opportunity to show really leadership on this virus issue
but they really do not have the stones
and prefer the easier money approach
